UNDERSTANDING YOUR HOMEOWNERSHIP

HEIRS' PROPERTY FAQS

This section provides guidance and connects residents with trusted legal, housing, and community resources to help preserve long term housing stability and family legacy. Please reach us at earlcarlinstitute@tmslaw.tsu.edu if you cannot find an answer to your question.

Clear homeownership means having a legally recognized title that accurately reflects the current owner(s) of a property. Without a clear title, ownership may be shared among multiple family members, which can complicate individual property rights and collective decision-making.

Without a clear title in your name, it can be difficult to qualify for homestead exemptions, which can lower your property taxes. Similarly, receiving disaster assistance or insurance payouts often requires verifiable proof of ownership, which an unclear title can complicate.

Yes, properties with unclear titles are vulnerable to forced sales, especially if one co-owner wishes to sell and others do not. It can also increase the risk of property tax delinquency and foreclosure due to ambiguous responsibility for payments.

We primarily assist residents of Kashmere Gardens in Houston, Texas, who are dealing with unclear homeownership issues and seeking to stabilize their property rights. Our goal is to protect generational homes in this community.

Resolving unclear homeownership issues is crucial for protecting your family's assets, accessing homeowner benefits like tax exemptions and repair programs, and ensuring the property can be passed down securely to future generations. It also prevents potential loss of the home.

If you suspect your home has an unclear title, the first step is to seek guidance. The Land and Legacy Project can connect you with legal support and resources to assess your situation and plan next steps to protect your property.

We offer connections to legal services, homestead exemption assistance, and various community resources designed to stabilize ownership and protect generational homes from risks like tax foreclosure and displacement.
